thorough analysis, professional presentation and preparation are important steps in the process of selling a home.

help you accurately price your house.

Pricing

The price you desire to reach has to be carefully reviewed. While a lower price will almost guarantee a quick sale

it might not extend the transaction to your fullest benefit. A price however that is not in market range can delay the

sale and negatively effect the future marketability of your property. Fidus will consult and advise you through

thorough data analysis of a successful sales price.

 

 

Presentation and Product Marketing

The way we present your property to buyers will ultimately influence their decision. Fidus will help you at this stage.

Your house will be presented in the most compelling manner possible. Before we show your house to potential buyers, Fidus will have initiated and executed numerous marketing efforts.

  • listed on the local Multiple Listing Service (MLS)

  • advertised on major real estate websites.

  • promoted through your home's own web page, including a 360° virtual tour of your house.

  • subject to one or more advertised Open House conducted by Fidus.

  • advertised by high visibility Fidus signage.

  • repeatedly advertised in local newspapers.

  • presented by high quality color flyers.

  • communicated and shown to other local real estate brokers.

  • added to the Fidus database and emailed to qualified and interested buyers.

 

Offer and Negotiation

Once you have received offers for your house there are several things that must not be overlooked. Maybe the offered price was below your asking price and has to be countered. Is the buyer actually ready, willing and -most importantly- able to buy your house? Fidus as your fiduciary will be on your side!

 

Escrow

Have you paid your property taxes and fire insurance for the year already? At which rate will they have to be prorated? Will you face obligations in the escrow process? Have all required disclosure documents been submitted and been signed for? Is the sale subject to a contingency and has it been met? Are notary public services required?
